We handle property management for both single-family residences, multi-family buildings and commercial locations. We are dedicated to our owners and strive for a great relationship with our tenants as well. We seek to deliver a personal touch to all parties.
We are active members of RHA -the Rental Housing Association of Puget Sound and always stay abreast of changing landlord tenant laws within different area cities. We have a dedicated maintenance team available to address a wide range of issues and when specific needs arise - we have plenty of vendors we can contact to address needed fixes in a timely manner. We utilize Buildium which provides both our owners and our tenants with their own portal to see what is going on with any specific property in real time. Residents may order their maintenance tasks through the system and our maintenance manager is alerted immediately as tasks come through.
When listing a property for rent- your listing not only goes on our website, but is syndicated out to a wide range of sites including Zillow, Hot Pads, Apartment List, Lovely and more. We also have a quick turnover program when a tenant vacates. We can immediately move a new resident in with little time in between. We handle all the finances, including saving for taxes and paying those out- should an owner request that service. After bills and owners have been paid, a monthly Rental Owner Statement is sent out to the owner each month.

Using Buildium, each owner will have access to their own portal for tracking and payment of dues, addressing violations, reviewing meeting minutes and input of Association maintenance requests.
Association banking accounts reconciled monthly with reports sent to Board. Provide year end financial reports in addition to coordination with accountant for taxes.
Schedule quarterly (or as needed) meetings utilizing preferred platform. Currently Zoom is recommended for use. Management creates the agenda & manages the meeting while taking minutes for Association. A detailed report included action items will be send to Board members and meeting minutes are put on owner platform for all owners to see.
Keep owners informed of any maintenance items and community updates. Utilize Google Forms to ensure response from owners and board members on action needed items.

Dependent upon each Association's needs, pricing ranges from $35-40 per unit.

Happy Inspector has changed our life! We use this service and conduct all of our move-in and move-out inspections through our phones. Comprehensive Reports are then generated and uploaded to tenant accounts.
